To maximise the use of space to provide Private Flats.

Extensive survey work had to be undertaken prior to being able to assess the number of flats we could actually fit within the curtilage of the existing building. Fundamental to our role was to examine how many flats we could incorporate into the design against the cost of bringing the building back into use. In other words, the cost of the development compared to the projected sales or rental value.

Planning permission was successfully sought and obtained from the Local Planning Authority.

Preliminary work had to be carried out to mitigate any surprises synonymous with conversion/refurbishment works. The following surveys were undertaken i.e. condition survey, structural survey, damp-proof survey, video drainage survey, electrical and mechanical survey.

Hard costs could now be established against the results of the survey and this information would be incorporated both within the tender documentation and the specification/detailed drawings and documents that would eventually be submitted for Building Regulations Approval and tender purposes.

All drawings and documents to Building Regulations were successfully approved and we were commissioned to project manage the works and oversee all aspects of Health and Safety under Construction Design and Management Regulations (CDM).
